Apparently property businesses that lease out office buildings, and businesses that own their own office premises, are facing extraordinary extra costs thanks to Covid. As the Financial Times says, 'office owners are facing millions of pounds of extra costs as they make workplaces ‘pandemic-proof’, in the hope that white-collar employees can be lured back from their homes.'
A flurry of innovative new methods of disinfection have come to light since early 2020, including clever touchless entry systems and desk dividers. But it isn't always about disinfection alone. There's a growing issue around reassuring employees that it's OK to sit in an enclosed office for hours on end with your fellow workers, something that'll become more of an issue as we sail into winter and need to keep office windows closed.
The problem is, these safety measures are costing a fortune. Liviu Tudor, the president of the European Property Federation and chairman of Genesis Property, says the expense is about the same as it costs to 'go green', but it's also a trust thing. Landlords need to generate trust in their tenants. Tudor estimates a building costing 20 million Euros to build would cost an extra €400,000 to implement the full range of measures suggested by the Federation.
The British government has provided Covid safety guidelines of its own, everything from thorough risk assessments, making sure employees stay 2m apart, temperature scanners on the way into a premises, even clever stuff like antimicrobial paint, quarantine rooms and special staff employed to make sure everyone sticks to the rules. None of this comes cheap and if you happen to be a major landlord, implementing the full range of measures will be 'a significant burden' financially.
The Financial Times provides a worrying example. Take the office giant British Land, whose estate is worth around £11 billion. To make all of its properties compliant would cost anything from tens to hundreds of millions of pounds. At the same time British Land has just revealed a pre-tax loss of £1.1 billion. The sums are not encouraging. And then there's the owner of large chunks of east London's business district, which has just spent more than £250,000 making just one office for 500 people safe. If your building is old you may also face tricky problems around air circulation and filtration. And if you don't do the decent thing as an office owner? It's likely your building will quickly become obsolete, impossible to let.
